TERMS:  15% non-refundable deposit day of auction, balance on or before 30 days with deed.  Bank Letter of Guarantee with business or personal check.  Personal Property, cash, day of sale.    All property offered in “AS IS” “WHERE IS” condition.  It shall be the responsibility of all potential buyers to inspect prior to bidding and all bidders shall bid or buy based upon that inspection.  All announcements made day of auction take precedence over all printed or oral information.  Tracts 3, 5 and 7 will be sold by the dollar.  All other tracts will be pick and choice by the acre.  Three percent increase to combine any or all tracts. 

 

ACCEPTANCE OF BID PRICE:  All successful bidders will sign a purchase agreement at the auction site immediately following the close of bidding.

 

REAL ESTATE TAXES:  Seller agrees to pro-rate taxes for 2019 based on closing day.  All taxes thereafter shall be the responsibility of the buyer.
